Ok..so here we are in March and the clocks moved forward and my mind and body are still trying to adjust. How is it that one hour can cause so much adjustment? I do, however, love adjusting to the change in the weather. YAY!
Something I recently learned: If you have a roof and it needs replaced. Get it done now. Call the roofing expert and see if they can get it covered by your insurance. My insurance company went out and looked at my investment property’s roof. They then called me and in so many words said that they will not cover it in my policy anymore since it was dated and needed replaced. The insurance companies are now inspecting roofs now so that they will not have to cover them after a storm has caused damage. I was also told that some agencies will not be writing policies on homes with ten years age or more on the roofs. What is insurance for? For us to pay and never have to use it? As a realtor, I know that trying to get roofs covered by insurance has been a selling point for roofing experts to get paid. This will make it more difficult for that strategy in real estate in the end. Overall, I knew it was coming and I am already prepared so my life savings will not be crushed, but if this could happen to you, start planning.
As for real estate, the story that I shared last month, with the 6% interest, fell through. The whole story sounded shady to me and the buyer was not represented by anyone. Using a realtor for representation is beneficial in the long run. When it sounds too good to be true, it usually is. As for the market stats, there has really been no change in February. It will be interesting in the coming months to see what the spring market brings.
